I'd imagine the ones closest to NY (Stamford/Norwalk) would be fairly high priced compared to places further out (Fairfield/Bridgeport), but deals could probably still be found.

But at some point, tenants won't take a band aid fix or an "HVAC guy says there's nothing wrong with it" for an answer, especially if it keeps happening.My question to you, do you have a string of texts/ emails or any communication with the tenant showing you were actively working the problem?

The property manager is required to reduce lose by either allowing subletting or a new agreement with additioinal or new tenants.I agree with those who say that once a new lease was signed, that probably ended or brought into question the validity of your lease.Contact a locak Landlord Tenant Attorney and get some advice or the legal aide department of your local court...they can guide you.
