I can tell you that you wont find anything in NC that will cash flow unless you are putting a few hundred thousand dollars down.  

I've done it myself hundreds of times.

Through BP I have connected with 2 local REIA groups out there, and have started networking. your network is your net worth.I have also found that BP loves specific questions, very few people, (or at least the people we want to hear advice/insight from anyway) are pretty busy and aren't looking to answer a hundred questions for one person, when they could answer 100 people's questions. 

This data is mined from hundreds of sources where your name, address and phone number might be, ie; utility bill, email accounts, google searches and on and on. 

We are talking thousands of dollars or hundreds of thousands.

As the saying goes if you had a hundred of these you'd be worth 50M in 30 years (or broke if your maintenance beats you up).

Ditto for cabinets, bathrooms, waterheaters, etc.  

The kitchen and bathroom cabinets look as bad as the walls do and the stove is missing both of the racks and the bottom drawer.

In order to pull credit you have be the borrower or go through certification process that involves having an office, a locked cabinet etc etc...
