On a larger scale, by playing on the sentimental and empathetic nature of an owner, where the land had been owned since the Civil War (zero basis) and desired the use of land to benefit lower income clients, the owner was elderly and knew the use of the farm that was inside the city limits would change, it became a manner of ensuring how the property changed, BTW, this owner kicked in cash for the development as well.

Now if she struggles to do that but keeps the place in good condition, I can afford to lose this $600 as my place is being taken care of and the guaranteed nature of section 8 rent helps me tremendously.

If you are having trouble cash flowing then, it just means you are not looking in the right area yet where rents adequately cover expenses after debt service.

If you are already a business man by nature, sell you self well and know how to do business (buy low sell high), then you may not need it.For me the earlier you start the better.
