I'm getting motivated sellers but I'm having trouble with finding Reliable comps.

When you talk to the owner just ask him if he has any other properties that he'd be interested in selling and he should open up if he's motivated.

I just don't see how we could achieve this shared goal if we weren't "all-in" together.

If the sellers motivation is getting a higher sales price and someone fixing the headache with time, money, and work then they might go for this.No legal advice given.   

Glad to see you want to avoid some of the failures that many have experienced, but I’m sure your construction and RE background will put you in a pretty good position for achieving your investment goals.

Make sure that you are compatible to make sure they are able to help you achieve and go far beyond your real estate goals. 

When I sold, I took my profit and moved to better neighborhoods.Find motivated sellers (there should be MANY) and cut your most insulting low ball offer in half.
