Yes, there are ways to market and acquire properties with no and low cash, but most of the established world we know buys houses with loans, whether through FHA or commercial loans at porfolio lenders. 

You should ensure that they are not only operational, but in today's energy efficient world know how antiquated they are compared to other newer'ish buildings, and what the cost is to upgrade or replace these systems. 

It's a nutty world. 

The information I am receiving from Bigger Pockets has been very practical, real world, and less hype. 

I feel that the wholesaling niche would be a great field for me to start in the real estate world due to strong traits that I mentioned earlier.
