Like many others have echoed, I read Rich Dad, Poor Dad and had my conception of this "equation" thrown upside down.

Some feel rich with 20 in their hands.

Typically it's pretty cash rich and the majority of the expenses are paid for by the client/job.Loan to value this is what I was looking at as well for a metric to gauge risk.   

Rich Dad Poor Dad always does a great job of that if she hasn't read it yet. 

I'm currently in book 2 of the Rich dad series and they have been great so far and somewhat eye opening to a world I would never previously thought about.

I have read Rich Dad Poor Dad years ago and listened to people making money in real estate but I thought it is just for the rich and sophisticated.
