The city is probably offering some sort of tax incentive or cheap per sq footage rates for a city driven revitalization.

We were looking at expanding a bungalow in the Heights and needed an idea of how much added value there was to adding sq. footage.

In my area SFR rental pricing seems to be more related to number of bedrooms and bathrooms and the sq footage of the property seems to be of lower impact. ie, we have a 960 foot 3 bed 1.5 bath that rents for $790, a 1200 foot 3/2 for $850 and a 4/1 1400 foot for $780.We currently have an offer pending on a 3/1.5 that's 1700 feet and we estimate that will rent for $900.

Hey @Taranjeet Birgi, the buy and hold strategy is contingent upon investing in specific areas (78702, 78704, etc.) rather than the square footage of the property. 

Is your refi application including the converted space as additional square footage? 

We added square footage and all the decks and now operate the property as a short term rental with massive success due to the team handling the management for us as the operators.

Maximum buildable sq footage, parking spaces, number of units and size.

Will be fixing some structural, adding sq footage, updating everything, etc. 

Would you change your mind if the flood plain area is a good square footage from the structure?
