•Make sure you're offering a deal that won't burn the other investor...There are ALOT of little things, but educate yourself EXTENSIVELY, but DONT get stuck in "analysis paralysis" .don't buy into the fake guru programs/ the get rich quick schemes.

- you won't see a HUGE 08 type crash IMO, I would try to define your goals and try to find properties that fit them, I promise regardless of the location you are in, you can find deals that fit your numbers instead of waiting for a supposed crash (which we have heard from experts since 2015).
