I currently grew up their and know its a good area near the freeway and shopping centers.

So you will need to shop around for a lender that doesn't have overlays and will at least go down to a 580 credit score. 

I'm not sure if everyone would agree to this, but I would not offer an investor to meet for coffee in order to pick their brain/start the conversation.
