When I found other doctors, laywers, engineers, a few years ahead of me... that is when my investing took off.

I personally think Northeast, East and Southeast Austin have some big growth ahead over the next decade as they have only a few new construction neighborhoods today, but not much in terms of A or B class commercial yet (HEB, Home Depot, Walmart, restaurants, etc).

And if so, how do I state that in my letters so that it doesn't turn a seller off, yet gives them a heads up?

Because as an agent any and all real estate dealings/transactions that you're involved in have to be ran through your brokerage, as far as I know and have been told from mine...I feel like I'm either missing something or maybe I'm not and it's just not clicking.

I'm asking these because I'm thinking of buying property using short-term money, specifically hard money lenders for deals so I'm trying to look ahead into the refinancing part.
