Lilburn is along the same lines as what I noted above, your acquisition budget needs to be at least around $300k (maybe high 200s) unless the property is distressed.

Hey @Devon Moore not sure where or why you'd lean towards a land lease unless that's standard for this developer.In my experience its difficult to capitalize deals with ground leases involved.  

At this time, that would not be the best option for me.

There is a billboard on site with lease in place. 2.5 acres total with outdoor parking and room for expansion.

Closing today on a duplex, all in 90k, rents 900/900, value about 130k This is my norm.

I don’t want to underutilize the equity on this property so I feel like taking out 100 grand on our Primary where the rates suck already and it will only cost me an extra 600 or 700 bucks a month. 

How do i do this?
