Knowing the area, being able to drive to your property, etc is a huge bonus.

If that's near one of the new casino sites or the new GE HQ, it might be justified.I also agree with @Debra Grumbach on the snow removal. 

The reason - I am a part-time employee, and about 80% of my income comes from bonus (tipped) income.

I am self-employed so that should be a bonus to not pay some of those taxes.

Call the roofing company and have them issue a complaint with the police.Tell roofers you'll stand by while they work and insure the tenant will not interfere until job is completed.. offer the roofers a bonus cash so they return.  

I look at the economy, which is casinos and tourism for Las Vegas.

Bonus question -- do you think we should offer our tenants any kind of rebate on their rent if we have to tear their kitchen apart? 

I wouldn't count on it, but consult an attorney and decide if you want to take the gamble for laying out court costs now to possibly get some money back down the road.It's kind of like a casino.
