I bought it on market and there were definetly some learning lessons here.

PMLs exist, there's zillions of them, real estate investors work with them every day and PMLs fill a need and have a role to play as a specific tools for a specific situation.See if you can put a sharper point on your question.Mike Thanks for this Mike!

I just did a cash out refi on one of our rentals w/ Guaranteed Rate.

So they basically did rental arbitrage on your property for 7 years and then walk away. 

However, the escrow servicer reneged on the options at the last moment and decided they would only reimburse a HELOC.

Has anyone had recent success finding a bank that will offer a Heloc on a single family investment property in Jacksonville, Fl?
