Here are the monthly allocations (+10% cushion for vacancy): taxes (TTM/12), vacancy/turnover 5% GSR, water/sewer/trash (TTM/12), repair/maintenance (10%), cap ex (3%-goes to money market monthly), CAM (lawn/snow) (3%), insurance (TTM/12), debt service (actual), property mgmt (12% - although I self manage).

If they did, they'd probably be careful enough to only work with buyers who wouldn't go around them.As for the rehab estimates, the wholesaler can't know what a rehabber would likely do to a property, but a wholesaler can say, "If the rehabber does X, the ARV will be Y."

A lot of people will look at what their share or the mortgage will be after crediting the other units rent toward the mortgage and say "oh cool, ill only have to x amount of the mortgage bc my tenants will pay y".
