Not knowing your market i can't say if it's the "best deal" but at 3.5% down and $225/cash flow, if this is a Bish market which seems like it would be with price and rent, this would be all green lights for me.

It sounds like you are pretty green.

I have ambitious goals in mind for my future and see REI as a excellent option to help me reach those but I'm still very green yet and continuing to educate myself.
