In SoCal you would be laughed out of town asking if a >10% return that includes financing and full realtor commissions was slim, but I'm not sure where you are so it is tougher to say.

Plus, land costs / values and construction costs / materials and labor are dramatically different throughout the country, so a set standard wouldn't apply.For the sake of argument here, I refer to a term that I use quite a bit which is a "test of reasonableness".
