With my local real estate market definitely on the soft side I believe I could find a wonderful deal on my next home.

Toilet was $5, towel bars and toilet paper holder $1.50 for all three, 8 light light fixture $2, discontinued pedastal sink at HD $10, faucet free and mirror free from a friend.

It will kill the head and the spore and clean the area (as an added bonus it will leave your hands soft and looking great :D Thanks P&G).If the mold is too plentiful, you may need to have a remediation company get involved or demo the property.

I've had to buy bedspreads for all of my beds 3 times this summer, have had a half dozen towels get stained, an electric tea pot get melted, the furniture gets damaged, etc.  

Rent was always on time or early and they left the place in move in condition, save for a nail hole and towel rack had pulled away from the wall.

What are the few "soft" emotional factors that you look at apart from hard metrics and jump out saying "Good Deal" Is it the agent who is vouching for it, other investors investing in the area, gut feeling, neighborhood.

A couple of key questions to ask yourself and to help other investors evaluate the deal:- What will be the total investment needed on the new development (i.e. land + build + soft costs)- Are you confident you will be able to secure financing for the build?

I'm hearing a billion things about freedom soft is it good to use or just  abunch of hype?

The deal would cost about 600k for land, construction, and soft costs.

So far I'm on track to well surpass any other years in income from real estate investing.
