He’s trying to get you to pay for something that doesn’t even exist (wire transfer insurance that cost thousands of dollars).There’s been other posts on here from people who’ve had similar requests, and it’s always turned out to be a scam. 

Besides the rent roll and T12 what would you suggest reviewing or requesting?

I tried searching their help section, calling and messaging before accepting her request but no where did I see they were still doing that.

Like when they collect, when they send out a late fee notice, and when I can expect payment to my account.So the first Addendum starts with "The following terms and conditions are hereby incorporated in and made part of the", the box that was checked said "Other" and they only listed their company name and requested that their name be added to the liability insurance.
