The only financial data our VA adds to Stessa is collected rent, mortgage balances, market value and any capital expenditures.

I agree stick to more common asset classes like build to rent and horizontal, 3 story walk up apartments, mixed use, commercial planned development, planned developments for residential, hotel / hospitality, single and multi tenant retail, office. 

Rents are very far below market but still cashflows well not so lots of good future opportunity with this one

House is rented as a residential care home.

Minimal cash upfront, negotiate a monthly rent, lock in a price today that will benefit from any appreciate that might occur during the term of the lease.

The rents in that area are pretty good.

I'm sure you've seen but rents are still pretty high in NJ which means tenants are having a tough time with short inventory.
