From what I've seen so far, the generation of leads is a lot easier in the US vs the UK, but laws in some US States kind of frown upon wholesaling and see it as acting as a realtor without a license, etc.

End result, we negotiated the seller down, we put 20K in post-closing to add some walls and voila, we turned the apartment from something that would generate 6500-7500/month into something that will generate 9000-10000/month at peak market rents.

However, here are some random thoughts:If 60% of rental income provides sufficient retirement income, you can probably afford to do nothing :-) This has the added benefit of continued capital appreciation, relatively easy single family home management and tax free stepped up basis on first death.
