My biggest regret is seeing a good deal for cash flow after I have ran the numbers and looking at the property the next day just to see it pending.

It would go pending, fail inspections in every way and then come back on.

It’s basically just a notice that there’s a pending legal action where one party is asserting a claim to real property. 

One the MLS, it shows current listings, pending/expired/withdrawn listings, and allows for you to zoom in on a map and click a parcel to see who owns it.  

The state initiated an investigation (#4), but then essentially put it on hold pending the outcome of #2#2 dragged out for about a year because the tenants were pro se in the court and the judge gave them A LOT of latitude. 

Case pending does not mean any awards/judgements have been decided and with the current situation, court delays will be crazy long.

Study all of the homes for sale, pending, and recently sold. 

I now have 8 units and 6 pending.

There are a few that have just closed recently and a few are pending (not my buyer or listing) that fall within the 1% or greater rent to purchase ratio....none currently available. 

Zillow said $379K.Well as it happens this property has just gone pending 5 months later.
