A $250,000 LOC could easily buy and rehab 3-4 Cash-flowing properties and then have the money recouped by packaging them for a long term note.

My advice is to ask around and see who the multi unit owners are in your investment areas and see if they are willing to make a package deal then finance them as one loan to save on closing costs.

But when you package these loans up, you will still want it to confirm to the FNMA/FHLMC guidelines, post-2008 we know that the credit rating agencies are trash (every bond is A++++++, just like it was in 2007...), but knowing that it conforms to the FNMA/FHLMC guidelines is a really good baseline.

@Dennis Hajan I would look around to see if someone is selling a package of investment properties. 

HML's are used to loans like this and will have a vetted loan package (much more than a note and DOT) and the requisite experience.

Make sure you've got the whole package before cutting any special deals or treating them with kid gloves.

If you get a portfolio loan for a package deal (8 properties for example) and a few years down the line you want to sell each property individually, is this typically feasible?
