Danville is a community that is just beginning what we believe to be a growth cycle.

Feel free to ask any questions you want, while I have only been to this one cycle in person, I have watched the last couple years of several done online in neighboring counties.  

I submitted the paid invoices for both the plumber and the leak detection specialist to my city water dept. to request an adjustment.The city responded that they will make up to 50% adjustment to the last 2 billing cycles.

They could always invest in a syndication - I know you said you weren't sure about that because they would have to invest again after 5-7 years when the deal goes full cycle.  

So its not doom and gloom but its not a guarantee that you will do OK in a bad economic cycle. 

Our strategy was to buy several houses (using 25% down on each to get the best possible interest rate) during the down real estate cycle.

With lower real estate prices from less demand, lending would be restricted which would increase the downward cycle.

Real estate cycles in both Atlant and LA tend to be in 7 year cycles.

I knew of one guy that picked up an old key making machine and would cycle all of his door locks between his 9 rentals.  

I decided to document on video the whole cycle for that first dumpster....how I packed it, what it ended up weighing, some dumpster math to put the weight in perspective and a walk-through of the demo project to show just how much stuff I was able to rip out and pack into the dumpster.
