For a house hack you'll want a larger size house like a 4/3 to fit all those housemates who are paying your mortgage, so that combined with being close to DIA and B/C area becoming an A makes me think of Fitzsimons neighborhood of Aurora near the Anschutz Medical Campus, and the surrounding area.

Conversely they can be a doctor making 1 million a year doing surgery and their regeneration of capital monthly is high to reinvest.Investing is like taxes in that everyone's situation and circumstances is different.

Keep in mind When your only charging folks 500 -550 for a two bedroom apartment,you don’t necessarily need the tenant to be a lawyer or a doctor lol you can actually do quite well even if they work at Walmart or Wendy’s or disability everyone can afford the rent Your appreciation might not ever happen .

This could just as easily have been 8 years of water bills or electric bills if the seller was declaring a medical need  and they couldn’t be shutoff. those bills would still be paid at closing, they don’t care by who  ps.
