How much ADU experience does your contractor have in your market?  

If you really want her out, I'd tell her if she leave before the end of this month and the place is in good condition, that you will return her deposit AFTER she is out, given you the keys and you've inspected the place...and as Colleen says, be there with a locksmith or new set of locks to change the locks.Then once she's out, you can try going after her in small claims court for the unpaid rent.

All things equal, it seems this should perform better since it has the extra bedroom and it's only a couple blocks away from Main St.What do you think about the STR and MTR market in downtown Littleton compared to other submarkets in Denver metro?

If tenant does not like the truth, we have records of when they paid, the condition of the unit at move-in and move-out, the record of security deposit deductions including photos.if a tenant wants to sue for the truth, I consider it a cost of doing business.
