Also, 6 months reserves is a great rule of thumb, and some lenders require that as proof as well.We do have an arrangement with Helix Mattresses where I can +/- 50% off retail with free shipping on all mattresses.

Definitely in it for the long game. 6 months ago I could have pulled the trigger if I had my mind in it, then of course life happens and now we have some work to do before lenders will give us the time of day.

The only caveat is that the mortgage lender likely has a clause that says they can call the note due in full upon transfer.
