The rental landscape of the area reflects homes with 1200 sqft area to rent for $1,250.

Replacing some screens, landscaping.... wouldn’t this offset the rent and show a loss on the property given the repairs offset the income?

@John Barkow I am in the near western suburbs, and I have my landscaper clear the snow any time we hit 2 inches.

I researched the rental-landscape of the area and my quoted rent of $1100 seems reasonable.

In Huntsville, AL who pays utilities and responsibility for landscaping are up to you and your lease.
