At the end of the day, your balance sheet shows money in and money out, but you should also keep in mind long term worth (equity) vs non equity (renting) I think you will find that independent of the market it's going to be pretty dang hard to cashflow on a duplex, especially when you're living in one of the units, as others have mentioned.
