The only reason I feel comfortable buying rental houses there is because I'm very familiar with the neighborhood and I know how to identify good (but still affordable) blocks. 

In reality I'm hoping to identify another young investor-type who would want to do this as side work to get started. 

I'm on my 4th DM campaign and I'm beginning to see a pattern.

What I'm saying is, I need to practice analyzing this house, walk through it to see if I can identify what needs to be done, try to figure out how much it will cost to fix everything or tear down and do new construction.

You want something unique that says "you" and only you, something memorable and easily identifiable.
