I also buy MFUs and no SFRs as MFUs provide more rents to cover about the same expenses, aka more profits.With B&H, frequently the hidden issue is 'deferred maintenance' - - ie: seller has done none and has left it all to his buyer.

You are right - he will be selling a seminar - you need to research his legal problems that occurred in the past - I think he is a good person - but he got the wrong marketing agency promoting his program - he is a better write than investors - You need some hard-core instruction - not a ferry tail presentation that will only motivate you to spend money on a long distance type of instruction.Start an investor club - you come in contract with many folks who invest, who have money - who are good folks and you'll learn much from that association;Run some ads: Real Estate Meet-up meeting being formed - all are welcome - our first meeting will be May 25th at the Holiday Inn - the subjects discussed will be Tax Sales in the Local market - creative financing - our guest speaker will be Bob Smith from Smart Title Company.
