Then you need to negotiate a price that is low enough that you can make a living and still pass along a healthy profit to the investor.To me it seems like a difficult, thankless, and soul-sucking job, so I'd recommend you stick to being a realtor, but I've never done it myself, so take my advice with a grain or two of salt.To answer your specific questions, you usually need to bring the full bid amount in cash or cashier's checks (at least in my state) or your bid is forfeit.

There’s still room to make a healthy profit on the flip, but I’m beginning to think I need to dust off my Plan B.Plan B would be the BRRRR strategy and so right now I’m comparing the two options, and the more I look at this, I’m beginning to wonder if BRRRR should’ve been Plan A!

My wife is a 33 year veteran and 95% of her business has been referral the last 20 plus years.. she spends literally zero on marketing although many top producers like her do spend a good amount on marketing.. but in wholesaling its constant you must be spending money at all times. and it totally depends on the market but she closes 10 million plus a year for as long as I can remember.. last year she did just under 16 million.. with again not more than paying her license fee's and some flyers and other minor things.
