I'm interested in becoming active in the forums and offering what help I can for other investors, and for sure learning a lot from other people's experiences.Today and over the last week I've had the interesting experience of riding around the city and touring properties for sale or just currently owned by few other investors, who are very experienced and it was a great learning experience. 

Wait, so you are telling me that the guru I paid 10k to teach me how to build my buyers list is taking me for a ride (even though I have nothing to sell them, and didn't have the extra 25k to shell out to learn how to market for sellers)?!?

Most of the roads have a bike lane;  you see people riding on them all the time.

Tenant will be required to pay for damages resulting from leaks unreported in a timely fashion.

If you expect to ride with the best, you'll need the equipment and knowledge to keep up, shear willpower is not enough.

The key is to buy low enough that you can ride the highs and lows.  

You made a classic mistake you over improved for the neighborhood..So I agree with the OP  people that are looking for owner finance deals are the one's that will over look some of these issues to get into a nice new home.Although sounds like you have a boat load of capital tied up in the home.Either that or your just going to have to do the falling knife syndrome and ride it down until someone see's value and will pay you in full for it.Other thing you could do is move into it...
