@Matthew Rembish If you follow BP you will see a trend where the tenant falls behind, strings the LL for months and then eventually has to be evicted.

I haven't been able to find much information around this topic so I admittedly may be searching for a unicorn.My scenario:  I have a (2-4) unit multifamily with serious rehab that falls very close $1M ARV. 

The guy I lent money to never showed up in court or communicated with my lawyer, but the partner did and it sounds like he was also a victim in this situation. 

This falls into the "life happens" category.
