You can do this on Facebook (search for Real Estate Investor groups in your area), and also at local REI meetups. 

I prefer PPC and facebook ads (although I have never used paid marketing to get me REI leads)

There is a fairly active FaceBook group just for that area too. 

I cannot trace any one having had success with this company/partnership online, nor anyone in their facebook feed congratulating for a successful funding.

Then you make it credible.Once it is credible (if you do a good job at it) you can finish that task in a few weeks.Then immediately start a marketing campaign either facebook ads or PPC.PPC is better than Facebook as it still drives motivated sellers.

(The calculus also changes if you are filing with a tax status other than disregarded entity. 

I also perform virtual tours via Facebook messenger, its a good way to do live video tour and have questions answered on the spot for perspective tenants without having to have their contact info, not to mention doing a bit of peeing as to how they live on their FB feed. 

I also love the very active  'Maryland Investors Network' Facebook group.

You can also check meetup.com or search facebook for real estate investment groups, clubs, or meetings in your area.
