I have done 100s and 100s of deals there, and thousands of reno/repairs all while living OOS , happy to recommend.

We gave our previous tenant who lived in the garden unit first dibs on this unit and we gave them a deal on the rent since we had a ton of interest and likely could have gotten $1600+.Our rents may be a bit below market at this point given we haven't really raised rents in years.

If this is the only time this has happened, it would be difficult for her to argue that you breached the covenant of quiet enjoyment.  

I would have to pay out of the pocket for 1-2 years, but then only enjoy the rent payment coming in.

My husband and I have lived in a bad neighborhood in South Los Angeles (crime rate D) and we think that this north las vegas area is similar to where we lived in LA. 

I have known him for years and I always enjoy talking with him and what he has going on in Bakersfield. 

Im buying these properties so that in several years from now, they can provide solid cash flow that I can live off of.

The best way to get started with today's market in my opinion is doing a live in househack/brrrr. 

While living there, we'd like to live for free, and after moving out, cashflow at a net amount $500-1000 and have a property manager manage it for us. 

However, I just found out Easy Self Storage started to sell their own access hardware, and then it released a new feature on their software/website that you can see gate access activities/log live and can even open/close the gate remotely simply through the website (even on your mobile!).
