I learn from experience most tenants forget to replace filters.I now have my handyman replace filters, it’s just easier.

@Aaron Klatt Hi Aaron, thanks for the reply...to clarify...adding the 2 BR's would make my 1BR unit a 3 BR unit...I figured this was a much easier route rather than starting from scratch and adding another unit that included a kitchen, bathroom, etc.

Hi All,If your main goal is to invest in rental properties and retire from the corporate world in the next 5-10 years would you choose a job that pays more, is more stressful, longer hours and more one dimensional or a job that pays 20k less but is less stressful, easier commute and more transferrable to other industries?

They're actually easier to qualify for because they look at the asset's performance.

I will provide 100% of the financing (most likely through leveraging a bank loan), handle acquisition and analysis of target property, and sale of the property.  

Once you go through the applications and screen them, it is a lot easier for them to decide they are no longer interested.

Once you get your baseline numbers, understanding costs of rehab will become easier. 

While a new investor can still obtain this type of funding- it’s easier with a few deals under your belt.Down payments are going to be in the 20% range.

HiI wish that will be true...What kind of preparation investors should do and what kind of investment we should target here in DFW if this become reality ...?
