I purchase this building off the MLS with the Berdan Real Estate Team (http://berdanrealestate.com/)- can't say enough good things about those guys, honest and have a great understanding of multi family:Why did I chose this place:https://www.redfin.com/IL/Chicago/2441-N-Avers-Ave...1) Solid Brick Building, good level floors, dry basement with no evidence of water problem (until I had my pipe problem above, but kind of my fault), previous owner was there for 26 years and was diligent in taking care of things like the roof and tuck pointing.2) Location: nice B- class area that has good middle of the road renting options.

The biggest thing I would say, Demarkus is that the house was promptly gutted above the flood level and considered "clean and dry".

Maybe check the sink traps to see if they are being sucked dry, tooPerhaps the old machine had air space around the drain that allowed a vent, and the new one was installed tighter, closing off the vent.

You either get the principal with interest or you get to foreclose on the property this is where it get a bit tricky but still cut and dry if you stay on top of everything.

Our grass dried during the drought restrictions, so we ripped it out  and the weeds out (It's just dirt now where the grass was) and it's been 90 plus degrees (112 in the summer)  where we live until December, so we couldn't replant sod.

The basement had been clean and dry, but apparently encountered a moisture problem over the summer and now the back sides (all exposed particle board) of the cabinets are covered in green and white mold.
