The beltline goes through a wide range of neighborhoods(over 20) with a wide range of price points and demographics.

The only demographic that has a better chance of being more qualified are the young 20-somethings, maybe they are single or recently married, and not ready to buy yet.

What the general demographics in the region like job growth or increasing/decreasing population? 

The 2/1/1's will likely rent for less in these areas as well.If you really want to get in the weeds, you can check out the census data to get demographics of particular zip codes.

@Daniel Koch depending on what you're looking for, you might want to check out LoopNet, Apartments.com, TenX, Zillow, Trulia, Redfin and Realtor.com for offering, demographics, reports, jobs, companies, schools, trends you name it.

If venturing into this territory, be sure you're well versed in the laws as it pertains to this demographic.

@Bryce Lewis Welcome to BP.I recently commented on another post with some one else having a similar dilemma to yours.Even tho we are a turn key operator I am happy to say and believe that if your patient enough and spend the time building trust and relationships with the right people you can establish a great team on the ground and not necessarily need to buy from a turn key outfit.Spend more time doing due diligence on the people rather than the stats or demographics of an area.Thanks for reading
