I have bought 5 properties turnkey, with mixed results It has been a learning experience.

I had a mixed use property in the past. 1 commercial use and 3 apartments.

I currently have 35 units that are a mix of single family homes, duplexes and a 7 unit building.

We have owned it for several years now, added some additional property and got it zoned for mix-use, multi-family, SFR and commercial. 

I am hearing mixed information and would like to ask the members of BP.

Traditionally low-middle income area with quite a few large affordable projects mixed with market rate SFh in the 1-mile radius. 

The more cash you add to the mix out of pocket (i.e...helping the tenant pay off the mortgages), the more cash you have to recover before a profit is made...and the longer it takes to get there.

The majority of the properties are all ranch style 3/1 with a mix of 3/2 because some TK company converted a small closet into a 1/2 bath.

The hypocrisy sends mixed messages and confusion to beginners and BiggerPockets members.Obviously, wholesaling is not illegal in all forms. 

They already have a mix bag of people.Think of it as this being your business (which it is!)
