I’m in the process of getting pre-approved to purchase a turnkey duplex.

We're primarily curious as to whether or not you saw your lead number increase after actively marketing yourself as being associated with the program, if the client-side process is streamline when receiving their rebate, and if there are any other headaches we may not be considering?

And you read the data, and effect price adjustment every 7-days. 

I did it, and probably increase the value of my holding 2.5x, or even 3x, but it was a long 7 year process and at times very touch and go. 

You'll either have to have your attorney go through a process (deed theory state) or the court system (lien theory state) to get the property back if they don't pay, but you'll still have to make the payments to your lender.

Does anyone know the process when purchases a currently rented/leased small multifamily when it comes to assuming the current leases.

The process of identifying a quality applicant is extremely difficult now with the amount of fraudulent paystubs, bank statements and IDs.

If I own a $150,000 property out right and rent that same property for $1,200 a month, my cash on cash return on investment percentage might not be as impressive as if I were leveraged, but, I don't have to worry about sometimes wildly fluctuating local real estate values possibly leaving me upside down and destroying my net worth in the process.  

I tried emailing and also calling (left message in voice mail since) the county treasurer to ask for the process for obtaining the deed, but no response.
