In the long run, you'll spend less if you exercise patience and rent to a tenant that has a cute little 25 pound dog.

The woman's houses were just as neat.

However; when Legal Aid sets this woman straight regarding owed rent dates she may pay on the 17th and then "get her act" together.The fault lies with the previous landlord (I'm guessing) who let these tenants slide regarding rent payments.Now with this business of terminating her lease. 

That's your role in this woman's life, you're not her caregiver, you're not her family, you're her landlord.You have to do landlord things to be a landlord, and one of the things landlords need to do is evict tenants who don't pay for whatever reason.

Thats cute , when they hit you with a subpoena to appear and 250k in medical bills Im sure your tone won't be as friendly or as funny.
