The key is to only do this for 14 days or less… then you don’t have to report that money as income you made but can still count it as an LLC expense.

Fixed the roof and they said there was no evidence of any repairs ever being made in the area.So I had to fix the roof exactly where he supposedly had the guy his broker uses fix.

People will rightfully assume that you cannot know as much as an older person, you just cannot have that much experience.The best way to gain people's trust is to do a couple deals and get happy satisfied clients who will use you again and refer you to others ......I don't see a shortcut here.Or else you have to have the deal of the century.   .people will sometimes sacrifice their comfort level when there is money to be made..Good for you though for starting so early, just hang in there and don't give up...

I wrote them up and took them over the building last night...I also brought cookies and icecream in case anyone felt like I was targeting them (which I wasn't) but also made it clear that I thought there have been violations done by guests of some of the tenants.

Unfortunately, this means that I have to let this deal go, but it made me come up with a couple of questions about this situation:Does anyone have experience in partnerships where one partner's only real requirement is to sit on the loan and potentially provide interest payments when needed during the duration of the construction?
