If the properties you are looking at are truly deals, you shouldn't have a hard time finding a sponsor (especially in today's market) - assuming you are looking in the right place! 

This is helpful because they would know specific state laws, such as are the properties in the same state or two different states?

They charge $1000 if you buy one of their pre selected properties.
