This will be my first time buying a house and I would love to connect with some locals/Vegas investors and get some advice on the area.I got pre-approved today and have an agent through an investment firm that specializes in rentals/investment properties.

I'm not sure you'd get a better return on a new rental with today's rates and house prices, plus adding in closing costs, etc...

They said they are 10 days late and counting , I posted that yesterday after the close of business  , so today is day 11 . 

I want it to be in the country but still close to the city.

It's BPC, but with the right house, the seller can pay that plus the closing costs.
