That being said, do not be afraid to write into your Purchase Agreement that a unit needs to be delivered empty and broom clean at close if the current tenant is behind on rent or has trashed the unit.

I have a nice charcoal grill.Easier to clean, I never run out of gas (renters are responsible for charcoal) I hate cleaning my gas grill at home, to many parts to disassemble.When your on vacation you have more time to relax and a charcoal grill just feels like vacation.Good thing I have spell check, I had charcoal spelled 3 different ways.

Trust me, you don't want to have your tenant call to let you know the new kitchen cabinet came off the wall when she put her dishes in it, to find out the contractor you hired didn't screw it into any studs (haha .. yes, it's true .. luckily we no longer work with that contractor but will likely be cleaning up messes for years to come).
