IRA's are "usually" hosted with a brokerage and you can buy various publically traded securities, e.g. mutual funds, ETF's, stocks, bonds, etc.If you setup your IRA as a "self-directed" account which allows slightly greater options, such as forming a LLC owned by the IRA (something like that), you can then have the LLC invest the IRA's funds in such investment as a rental property.Again, hopefully you see that you are getting tax deferred growth, of one more or another.

These can become third party originations for a sponsoring institution and such can be in violation of the new laws.So, it's going to take an independent broker who can originate wholesale mortgages to enter these waters, they will need to be compliant under state laws which vary widely, there are or can be net worth, bonding, insurance, educational and experience requirements.

With this different product, again not complaining, fees are different totally also not a real estate loan w/o collateral. 1 point origination 1.5 point insurance bond (protect against personal injury/loss of life)9 point non collateral document. my loan is I/O over 100 months.

I'm a new investor looking into STR's and like the idea of sticking local to cut my teeth but see how much more stable it seems to be in places like Sevierville, TN where Avery Carl and so many others invest since they can rent 80% of the year.
