I get it, someone starting out wants to avoid making mistakes and figures by getting a service like this will eliminate or minimize mistakes ..Im still starting out..I didn’t spend a dime on coaching when I purchase my first investment property, I probably spend a few hundred dollars on books and audio books about real estate and before purchasing I spend hours online doing research on deciding where to invest because my local market is too expensive.Talking to other investors when starting out all that I met didn’t spend money in coaching services.

I pretty much break even monthlySo here are my precieved options1- move out and live with family not free but cheap.2-convert my garage to a studio apartment and move in there. will take time to accumulate money 6 months give or take.3- don't renew lease on smaller side and move in there so I could rent out bigger side. lease is up next month.

While the location is in a high-potential area, these old, tiny unit buildings are potentially tough - there's only so many desirable tenants who want to live in a 400sf studio in a 100+ y/o building and pay more than $1k/m in rent for it.Not many people want to own and operate as asset like this, which is probably why it's (A) on Loopnet and (B) has a lease option offered to entice buyers.
