I have done it but only while in full renovation mode-  I opened up the ceilings and sistered  a 2 x 8 to every floor joist. 

My sister and I did it in our basement a few years back and it was a fantastic weekend project. 

Some lawyer sisters are selling it for some old sisters that got it by inheritance.

I agree with @Maria Fortner that the outlying areas of ATL are a better bet.

I had a texas closing last week were they would not do a mail away and would only send to their sister title co. .who happened to be one I have used for years or a moblie notary which I dont care for.So I sign and my title co. in Oregon forgets to send the package.. poor buyer wants to move in on Friday but docks dont arrive...  

Here is the information on the loan:  My sister has a house that she would like to get a second mortgage on. 

For what you can buy in L.A. a typical 3b/2b house, you can buy three or four of them in DFW (my sister owns 8 homes in DFW, bought them over the past 7 years, all cash flow positive, homes go for about $90-$125k range, and are nice/decent).

My younger sister is wanting to create some extra monthly income from real estate and I've been working on writing out my steps and advice for her to follow.

@Maria Caruso,I would call a professional carpet cleaner and ask them about clean and reusing carpet with mold.
