I'm willing to help out turning over apartments, installing flooring, painting, taking pictures, etc.I'm looking to learn as much as possible and willing to help if I can! 

This should at least keep you from feeling the "motion of the ocean".In terms of noise going up to them (a little TMI... hahaha), you have to change the acoustics of your room, more specifically your ceiling.

The seller left alot of antique furniture, family pictures, China bowls and cups, and just alot of stuff.Alot of it is just trash but at the same time alot of it has value.

(Its illegal to charge for it anyway) ((For now)) Just something I can offer in addition to saying "Hey if you need me to take pictures of a house, or drop off a whatever, Give me a job" etc.Thanks in advance BP for all of your wisdom. 

For example, posting pictures of the property and so on like many of you said your not selling the house but your position in the contract.

I'm not trying to dwell on the negative, but rather would like to get a more realistic picture of how much of a financial risk this is, as we'll likely be using much of our/her own funds. 

I took pictures of all kinds of issues: damage to most of my new cabinets they installed, electrician replaced a bunch of new lights and fan I had a prior contractor put in, wood trim was installed poorly unevenly cut, drywall finishing looked terrible, the plumbing they roughed in didn't line up with the vanities they knew were there to be measured... among many other issues. 

Address, pictures of inside and out, asking price, comps, ARV, condition of property, cost to fix up for rental, cost to fix up for flip.
