No sense paying them to go and pick up the materials and charge me for it.I have found at LOWES and Home deopt, regularly mark down tiles to well below a $1sq ft.  

At this time in the KC market, there was plenty of low hanging fruit and we assumed that most investors didn't want to bother with a property with foundation problems.

I have a solid foundation on the math and sort of, logic behind it, but I know I need to learn the market and, when I'm ready, start small.

I am sure you are already very aware of a lot of what this will cover, but it never hurts to solidify that foundation.
